Question 1

How do I get started with Ascend Property Management?

Accepted Answer

It's simple — reach out via our contact form or give us a call at 719-838-0467. We'll schedule a free consultation to learn about your property, discuss your goals, and walk you through our management process. There's no pressure and no obligation.

Question 2

What areas do you serve?

Accepted Answer

We specialize in short-term rental management throughout the Buena Vista area, including Buena Vista, Nathrop, Salida, Leadville, and Twin Lakes, Colorado.

Question 3

Do I need to already have my property listed on Airbnb or VRBO?

Accepted Answer

Not at all. We handle the entire setup process from scratch — professional photography, listing creation, platform optimization, and everything in between. If you already have an existing listing, we can take it over and improve it.

Question 4

How long does it take to get my property listed and accepting bookings?

Accepted Answer

Once we complete our onboarding process — which includes a property walkthrough, photography, and listing setup — most properties are live and accepting bookings within 1–2 weeks.

Question 5

What does full-service management include?

Accepted Answer

Our full-service management covers everything: listing optimization, dynamic pricing, guest communication, professional cleaning and turnover coordination, property inspections, maintenance coordination, and monthly owner reporting. You truly don't have to lift a finger.

Question 6

How do you handle guest communication?

Accepted Answer

We manage all guest communication from the first inquiry through post-checkout review requests. Our team responds promptly and professionally to ensure guests have a 5-star experience — which leads to better reviews and more bookings for your property.

Question 7

How do you price my property?

Accepted Answer

We use a data-driven dynamic pricing strategy that adjusts your nightly rates in real time based on local demand, seasonality, comparable listings, and market trends. Our goal is to maximize your revenue while maintaining strong occupancy.

Question 8

Who handles cleaning and maintenance?

Accepted Answer

We work with trusted local cleaning teams who handle every turnover. We coordinate all scheduling, inspect the property after each stay, and restock essentials. For maintenance, we have a network of reliable local vendors and handle all coordination on your behalf.

Question 9

What are your management fees?

Accepted Answer

Our management fees are competitive and based on a percentage of your rental revenue. We'll discuss exact rates during your free consultation, as fees can vary based on property size, location, and scope of services needed.

Question 10

When and how do I get paid?

Accepted Answer

Owner payouts are processed monthly. You'll receive a detailed statement showing all bookings, revenue, and any expenses for the month, along with your net payout directly to your bank account.

Question 11

Are there any startup or setup fees?

Accepted Answer

Professional photography is the primary upfront cost, as high-quality photos are essential to a successful listing. We'll be transparent about all costs during your consultation so there are no surprises.

Question 12

Can I still use my property personally?

Accepted Answer

Absolutely. You can block off dates for personal use at any time through our owner portal. We just ask for reasonable advance notice so we can manage the calendar effectively around your stays.
